The Gordon’s Real Estate Listing Process

You may be familiar with the traditional listing process. At Gordon’s Estate Services, we begin with what you expect, then we enhance it with what our customers say they want: specific marketing plans, detailed reporting, online showing feedback, and detailed property information packages that reduce the likelihood of conditional offers. In addition, you benefit from full MLS® listing as well as our property marketing website, which allows buyers to obtain all the information they need about your home online. Of course all of our listings are supported by our staff of Real Estate Experts and Transition Specialists, who work hard to anticipate, and respond to all your needs related to the sale of your property.

Here’s how it works:

Step 1. Assessing Your Needs We begin by discussing your needs; not just related to your real estate, but your whole transition. This helps us determine which of our value-added solutions will make your transition as smooth and efficient as possible. Unlike your typical agent, we won’t be talking listing price at this point. Our first objective is to help you determine if we are the company you want working on your behalf. Gordon’s Real Estate Experts will determine (from you), what your goals are for time, marketing, intrusion into your life, how your property is presented, etc. Our Transition Team will determine how we would manage the work-flow – moving items before and after the sale, cleaning or painting as required, packing and sorting as desired, and if you would like, we can even move you and set you up in your new home. Once your needs are determined, we present you with a detailed Transition Plan and Property Marketing Plan.

Step 2. Setting the Right Price Next, we provide the market research necessary to help you decide on a listing price. This is often supported by an independent professional appraisal paid for by Gordon’s, to give you an objective third-party price estimate so you can make the most informed pricing decision.

Step 3. Managing Your Transition Once the plan is in place, and the price determined, a calendar will be created for you, showing the schedule of events for house preparation, packing, moving, painting if required, advertising, and MLS® listing date. Gordon’s will then arrange for a pre-list home inspection. This will ensure that buyers have the inspection information they require to make you a clean, no-contingency offer. In today’s world of cautious buyers and conditional offers, our customers want clean offers that result in a firm sale that is quick and efficient. In addition, we want your home to be presented in its best light. Too often estate homes are available for sale in a very poor state simply because the seller does not have the ability to get it ready on their own. We take care of this so you can get the best value for your property.

Step 4. Showing Your Property Gordon’s Real Estate Experts will show your home and arrange for other local real estate agents to show it to their clients as well. Offers are brought to you for consideration. You stay in control. You decide on the acceptability of any offer. Once the property is sold, closing is scheduled through your chosen lawyer, deeds are signed, and transfer of title is made. Then you get your money.
